By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being Lot Number Fifty-Five Thousand One Hundred Fifty-Seven (55157) according to the present numbering of lots in said city. Said lot has a frontage of 53 feet on the west side of Dover Road and extends back therefrom 211.2 feet on its north line, 201.9 feet on the south line, and is 33.1 feet wide in the rear, and constitutes all of the real property acquired by the grantor from Louis D. Wellendorf, Edward A. Wellendorf, Minnie L. Williams, George Wellendorf, Tod L. Wellendorf, and Bertha Grischow by warranty deed dated Febraury 13, 1940, of records in Mahoning County, Ohio Deed Book 483, Page 533.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3514 Dover Road, Youngstown, Ohio 44511.

APPRAISED VALUE: $58,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
