at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
Known as being part of Outlot 1049 in said City of Youngstown, and being further bounded and described as follows: Beginning at a point on the centerline of Belle Vista Avenue, said point being North 01 deg. 15' 00" East a distance of 706.50 feet from a monument found at the intersection of said centerline with the centerline of Price Road; Thence continuing along said centerline, North 01 deg. 15' 00" East a distance of 155.14 feet to a monument found at the southwesterly corner of lands now or formerly of the Board of Park Commissioners; Thence by the next three courses along said Board of Park Commissioners lands, South 71 deg 26' 34" East, passing over an iron pin found at 26.19 feet, a total distance of 103.23 feet to an iron pin found; Thence South 56 deg 03' 20" East a distane of 98.52 feet to an iron pin found; Thence South 67 deg 59' 35" East a distance of 158.93 feet to an iron pin found at the northwesterly corner of lands now or formerly of A.M. & M.A. Blazo; Thence along said Blazo lands, South 01 deg 15' 00" West a distance of 72.76 feet to an iron pin found at the northeasterly corner of Youngstown City Lot No. 55904; Thence along said Lot 55904, North 88 deg 46' 35" West a distance of 79.75 feet to an iron pin found at the southeasterly corner of lands now or formerly of T.P. Lukas; Thence by the next two courses along said Lukas lands, North 39 deg 45' 54" West a distance of 76.69 feet to an iron pin found; Thence North 88 deg 44' 19" West, passing over an iron pin found at 175.00 feet, a total distance of 200.00 feet to the POINT OF BEGINNING. The above described parcel contains with said bounds 0.789 acres of land, of which 0.087 acres are located in right of way, as surveyed under the supervision of James J. Mahoney, Registered Surveyor No. 5076, of Western Reserve Land Consultants, Inc., on May 16, 2003, but subject to all legal highways and easements of record. Basis of bearing of the above described parcel being the centerline Belle Vista Avenue, held at North 01 deg 15' 00" east, as recorded in Volume 28 at Page 161 of the Mahoning County Record of Plats.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 311 South Belle Vista Avenue, Youngstown, Ohio 44509.

APPRAISED VALUE: $39,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
