at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being Youngstown City Lots No. 52316 and 52317 according to the latest enumeration of lots in said City, formerly Sub Lots No. 42 and 41, Mahoning County Records, said Youngstown City Lots No. 52316 and 52317 together form a parcel of land having a frontage of Eighty (80) feet on the southerly side of Bott Street and and extends back between parallel lines One Hundred Twenty (120) feet on the easterly line, One Hundred Twnety (120) feet on the westerly line and has a rear line of Eighty (80) feet, as appears by said plat.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2321 Bott Street, Youngstown, Ohio 44505.
PERMANENT PARCEL NUMBERS: 53-212-0-427.000 and 53-212-0-428.000
APPRAISED VALUE: $27,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
