And known as being Sub Lot No. 135 in KIRTLAND WOOD SUBDIVISION, 18th ADDITION, a subdivision of a part of original Poland Townsip Great Lots Nos 7 and 8, as shown by the recorded plat of said subdivision in Volume 37 of Maps, Page 10 of Mahoning County Records.

Said Sub Lot No. 135 has frontage of 100 feet on the northwesterly side of Christopher Drive and extends back between parallel lines 200 feet on the northeasterly line, 200 feet on the southwesterly line, and has a rear line of 100 feet, as appears by said plat, be the same more or less but subject to all legal highways.

APPRAISED VALUE: $149,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
