By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on
TUESDAY, AUGUST 6 A.D. 2019 AND

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being lot Number Fifty-Nine Thousand One Hundred Seventy (59,170) according to the latest enumeration of lots in said City as Recorded in Volume 40 of Plats, Pages 56 and 57, Mahoning County Records.
Said lot being more fully described as beginning at a point which is the intersection of the Northerly line of Chaney Circle and the Southwesterly corner of Youngstown City Lot No. 58792; thence West One Hundred Thirty-Four and Sixteen Hundredths (134.16) feet to a point; thence along a curved line the radius of which is Twenty-Five (25) feet to a point which is the intersection of said curved line with the Easterly line of Irene Avenue; thence North Forty (40) feet to a point; thence East One Hundred Fifty-Eight and Sixty-Six Hundreths (158.66) feet to a point, thence South Sixty-Five (65) feet to the point of beginning as appears by said plat.

APPRAISED VALUE: $40,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
