By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on
TUESDAY, JUNE 7 A.D. 2022 AND
TUESDAY, JUNE 21 A.D. 2022

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Village of New Albany, Township of Green, County of Mahoning and State of Ohio:
And being Lot Number 42, in the Town Plat, Subdivision of a part of Green Township Section 20 as shown by the recorded plat of said Town in transcribed records of plats, Page 14 of Mahoning County Records and being 75 feet front on the easterly side of Main Street and extending back of equal width 100 feet along the southerly side of Walnut Street as appears by said plat, be the same more or less, subject to all easements, covenants, conditions reservations, leases and restrictions of record, all legal highways, all rights of ways, all zoning building and other laws, ordinances and regulations, all rights of tenants in possession, and all real estate taxes and assessments not yet due and payable.
Being the same property conveyed by deed recorded in Volume OR 5089, Page 321, of the Mahoning County, Ohio Records.

APPRAISED VALUE: $43,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
