By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Situated in the City of Campbell, County of Mahoning and State of Ohio:

And known a being Campbell City Lot Nos 4236 and 4237 according to the latest enumeration of lots said City formerly known as being Lot No. 1013 and 1014 of the East Youngstown Land Improvement Company's Plat No. 3, as recorded in Volume 4 of Plats, Page 44 1/2, Mahoning County Records.

Said Lots have a combined frontage of 80 feet on the northerly side of Devitt Street and extends back on the easterly line 140 feet, and on the westerly line 140 feet, having a rear line of 80 feet, as appears by said plat.

Subject to and together will all easements, restrictions and legal highways, if any, of record.

Being the same property conveyed to Samantha I. Hoover, by Deed, dated August 31, 2018, recorded on October 2, 2018 in Book 6296, Page 2551 of the Mahoning County, Ohio records and Deed dated August 22, 2018, recorded October 2, 2018 in Book 6296 Page 2547 of the Mahoning County, Ohio records.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 684 Devitt Avenue, Campbell, Ohio 44405.

 

PERMANENT PARCEL NUMBERS: 46-017-0-141.000 and 46-017-0-142.000

 

APPRAISED VALUE: $100,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
