By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Village of New Middletown, County of Mahoning and State of Ohio:

And known as being Sub Lot Number 92 in Map of John Ohlin Additions to New Middletown as recorded in Volume 28 of Maps, Page 80, Mahoning County Records except as hereafter shown.

Said Sub Lot Number 92 has a frontage of Ninety Two and Forty-Eight Hundredths (92.48) feet on the northerly side of Sycamore Drive as said drive is dedicated in Plat Volume 30 Page 154 Mahoning County Records of Plats and extends back Three Hundred (300) feet on the westerly line and Three Hundred and Seven Hundredths (300.07) feet on the easterly line and has a rear line of Eighty-six (86) feet as appears by said plat be the same more or less but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 41 Sycamore Drive, New Middletown, Ohio 44442.

APPRAISED VALUE: $117,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
