By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Austintown, County of Mahoning and State of Ohio:
And known as being Lot Number One Hundred Fifty-seven (157) in Kirkhaven Plat No. 5, as recorded in Volume 40 of Plats, Pages 10 and 11, Mahoning County Records, bounded and described as follows: Beginning at the intersection of the northwesterly curved side of Bainbridge Avenue with the northeasterly corner of Sub Lot No. 158; Thence N. 59 degrees 40' W. a distance of 204.52 feet to a point; Thence N. 0 degrees 25' 15 ' E., a distance of 58.37 feet to a point; Thence easterly a distance of 142.38 feet to a point; Thence S. 29 degrees 40' E., a distance of 178.70 feet to a point on the northwesterly curved side of Bainbridge Avenue; Thence by a curve along the northwesterly curved side of Bainbridge Avenue a distance of 31.41 feet to the place of beginning, as appears by said plat, subject to all legal highways.

APPRAISED VALUE: $89,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
