By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

 

Know as being Part of Section No. 4 in said Springfield Township, and being further bounded and decribed as follows:

Commencing at a monument found at the intersection of the centerline of Youngstown Pittsburgh Road a.k.a. State Route 170, and the centerline of Unity Road; Thence North 30 degrees 45' 00" West along said centerline of Youngstown Pittsburgh Road a distance of 391.05 feet to the Point of Beginning, said point being the intersection with the southerly projection of the westerly line of Lot No. 1 in the John Hutchko Plat No. 1 (Plat Volume 64, Page 27); Thence North 30 degrees 45' 00" West continuing along said centerline of Youngstown Pittsburgh Road a distance of 120.00 feet to the southeasterly corner of the lands of T. L. Green (O.R. Book 205, Page 20); Thence North 59 degrees 15' 00" East along said lands of Green a distance of 300.00 feet to a 5/8" iron pin found on the southwesterly line of lands of H.L. Hake (O.R. Book 1155, Page 159), and passing over a 5/8" iron pin found at 30.00 feet; Thence South 30 degrees 45' 00" East along said lands of Hake a distance of 120.00 feet to a 5/8" iron pin found at the northwesterly corner of Hutchko Plat; Thence South 59 degrees 15' 00" West along said Hutchko Plat a distance of 300.00 feet to the true Point of Beginning (and passing over a 5/8" iron pin set at 270.00 feet), and containing 35,999.9998 square feet or 0.8264 acres of land, more or less.

The above described parcel contains 0.0826 acres within the right-of-way limits of said Youngstown Pittsburgh Road; the same being the base azimuth of the above described parcel, Bearing: North 30 degrees 45' 00" West.

A survey of this parcel was performed by Warren F. Drescher IV Registered Surveyor No. 7390, September 2011.

Parcel Number Two:

Situated in the Township of Springfield, County of Mahoning, State of Ohio, and known as being Lot Number 1 in the John Hutchko Plat No. 1 as recorded in Volume 64 of Plats, Page 27, Mahoning County Records. Said Lot has a frontage of 354.72 feet on the Northeasterly line of the Youngstown-Pittsburgh Road and extends back on its Northwest line 270 feet and on its East line 424.06 feet, having a rear line of 27.73 feet, as appears by said plat.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 9247 Youngstown Pittsburg Road, Youngstown, Ohio 44514.

APPRAISED VALUE: $84,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
