By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Smith, County of Mahoning and State of Ohio:

And known as being a part of the south half of the west half of the Northwest Quarter of Section Thirty-four (34), Township Eighteen (18) and Range Five (5), and particularly described as follows: Commencing at the Southwest corner of said quarter section; thence north along the west line of said quarter section One Hundred four and Thirty-five and a half One Hundredths (104.35 1/2) feet; thence east, parallel with the South line of said quarter section Two Hundred Eight and Seventy-one Hundredths (208.71) feet; thence South, parallel with the West line of said quarter section; One Hundred Four and Thirty-five and a half One Hundredth (104.35 1/2) feet to the South line of said quarter section; thence West along the South line of said quarter section 208.71 feet to the place of beginning and containing one-half acre of land, subject to right of way granted to Crescent Water Co. on public highway, on December 4, 1902, together with all the hereditaments and appurtenances thereof but subject to all legal highway.

APPRAISED VALUE: $52,000.00.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
