By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Parcel No. 1: Situated in the City of Struthers, County of Mahoning and State of Ohio and known as being Struthers City Lot No. 2458 according to the latest enumeration of lots in said city and formerly known as Lot No. 131 in Garden Heights Plat as recorded in Volume 19, Page 60 of Mahoning County Records of Maps.

Parcel No.2: Situated in the City of Struthers, County of Mahoning and State of Ohio and known as being Struthers City Lot No. 2459 according to the latest enumeration of lots in said city and formerly known as Lot No. 130 in Garden Heights Plat as recorded in Volume 19, Page 60 of Mahoning County Records of Maps.

Being the same property as conveyed from John Mizera, Executor of the Estate of Jennie J. Mizera aka Jennie Mizera, deceased to Kylee L. Dorr, as described in Book 5962, Page 21, Dated 04/06/2012, recorded 05/04/2012 in Mahoning County Records.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 549 Maplewood Avenue, Struthers, Ohio 44471.

 

PERMANENT PARCEL NUMBERS: 38-016-0-082.000 and 38-016-0-081.000

 

APPRAISED VALUE: $59,333.33.

 

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
